The room advertised is currently being leased by myself however due to new job I need to move into work accomodation. There is no point in wasting your time if your expecting a big single or a double. This is the box room (smallest) of a mid terrace house.

The house is very nice with double glazing, central heating and a nice sized shared living room and kitchen. It is situated in St Clements so supermarkets, local resteraunts and the town center are all within walking distance.

The room is ideal for a student as the other occupants are 2 graduates 1 Phd student and one second year undergrad who are all very friendly.

The Remainder of the contract runs until mid August next year is £360 per calender month not including bills. However due to urgent need to find a replacement for me i am willing to pay your first months rent myself.
Bills are roughly £25 per month for all utilities except water which is biannual which is £28 for six months.
If you decided on looking at the property you wanted to rent the room we would have to approach the estate agent and transfer the contract from my name to yours. when starting the contract you would be expected to pay to the estate agent something in the region of £400-£500 deposit (International students who do not have a garantor need to pay double the deposit) plus the first months rent and a small administration fee.
